Eight37 Lofts – Shelbyville, IN (Nov. 22, 2024) – TWG (www.twgdev.com), a real estate development company specializing in commercial, market rate, affordable, and senior housing developments, announced the closing and planned construction of Eight37 Lofts, a $32.8 million multifamily workforce - affordable housing community coming to Shelbyville, Indiana.

Located at 837 Webster Street, Eight37 Lofts will consist of 138-units throughout two-, 3-story buildings and a 1-story clubhouse with one-, two-, and three-bedroom units. This workforce community will serve a variety of income levels for Shelbyville residents. Once completed, Eight37 Lofts will provide homes to those with a range of incomes including households at 50% and 60% Average Median Income (AMI), as well as non-restricted units.

“We're grateful for the new State Tax Credit program that is allowing us to revitalize a lot that suffered from a devastating fire in 2019. NATIONAL DEVELOPER TWG ANNOUNCES CLOSING ON AFFORDABLE HOUSING IN CLEVELAND HEIGHTS, OH WITH NEW $15M MULTIFAMILY COMMUNITY

Cleveland Heights (Oct. 24, 2024) – TWG (www.twgdev.com), a real estate development company specializing in commercial, market rate, affordable and senior housing developments, today announces closing of Nobility Court Apartments, an affordable housing development in Cleveland Heights.

Nobility Court will be located at 2228 Noble Road. The community will consist of 52 units and will feature one-, two-, and three-bedroom units. Nobility Court will serve families and individuals at 60% and 30% of the area median income (AMI).

The $15 million deal marks TWG's first 9% tax credit award in Cleveland Heights and sixth overall project in the state. Plans to begin construction on the community have already begun and are expected to be completed in Spring 2026. Once complete, this development will be energy star certified through the NGBS Silver 700 Program. All units will have washer and dryers. The first floor will have approximately 1000 sq. ft. of retail space. There will also be a community space and internet cafe for residents only. Outdoor amenities include an outdoor patio, community garden, and play space for children.

TWG ANNOUNCES AFFORDABLE HOUSING COMMUNITY IN FLORENCE, KENTUCKY

Florence, KY (Oct. 16, 2024) – TWG (www.twgdev.com), a real estate development company specializing in commercial, market rate, affordable and senior housing developments, today announces its acquisition of Wynnbrook Pines Apartments, an affordable housing development in Florence, KY.

Built in 1991, Wynnbrook Pines Apartments is located at 3910 Wynnbrook Drive in northern Kentucky, just 10 miles southwest of downtown Cincinnati. The community consists of 96 units and features three-bedroom units. Its location provides access to numerous employers, amenities an entertainment. Currently, all units are reserved for households earning up to 50% AMI.

This deal marks TWG's first overall project in the state. Plans to renovate the property have already begun. Once complete, the complex will remain an affordable housing property for Florence residents. Amenities include a clubhouse with community room and coffee bar, volleyball court, playground and swimming pool.

You will often hear companies talk about how their mission and values drive success. But what does that really mean? Mission and values are often used as a guiding light by companies to attract talent and give employees a purpose for their work. TWG is proud of our mission and values and the motivation it provides to our employees, partners and everyone associated with our community.

TWG’s Mission Began in 2007 While some problems can be solved easily, others continue to persist. Accessibility to housing continues to be a hot-button issue in America today. According to Habitat for Humanity’s 2023 State of the Nation’s Housing report, 49% of households identified as “cost-burdened.”

As a worldwide real estate development leader, we understand the critical role we play in how communities are shaped. TWG’s central mission since its inception in 2007 surrounds the goal of providing communities with quality housing they can afford and the belief that housing is a right for all. TWG DEVELOPMENT ANNOUNCES ITS FIRST COMMUNITY IN MINNESOTA: FLATS ON FELTY

ROCHESTER, Minn. (Dec 29, 2023) – TWG (www.twgdev.com), a real estate development company specializing in commercial, market rate, affordable and senior housing developments, today announces its first project in the state of Minnesota with the construction of Flats on Felty, a new $57 million market-rate project coming to Rochester.

TWG ANNOUNCES NEW AFFORDABLE MULTIFAMILY COMMUNITY COMING TO CRESTED BUTTE

TWG ENTERS SOUTH CAROLINA MARKET WITH NEW AFFORDABLE, MULTIFAMILY HOUSING COMING TO GREENVILLE

GREENVILLE, S.C, – (December 14, 2023) – TWG (www.twgdev.com), a national real estate development company headquartered in Indianapolis specializing in commercial, market rate, affordable and senior housing developments, today announces the construction of its first community in South Carolina, Cherokee Landing.

The affordable and multifamily Cherokee Landing housing community will be located along Berea Heights Road within the Berea neighborhood on the northwest side of Greenville. The 128-unit residential community will be available to tenants earning 60% or less of the area’s median income (AMI). This will allow for some of the community's most valuable members such as law enforcement and medical personnel to have access to affordable housing.

THE IMPACT OF WORKING WITH LOCAL NON-PROFITS

As we discussed in our previous blog post, TWG works with countless local nonprofits across the country to serve disadvantaged populations and provide resources to better serve its 100+ housing communities.

Working with Visually Impaired Preschool Services (VIPS) One of these partnerships is right here in TWG’s home state, at Line Lofts Apartments in Indianapolis. TWG has partnered with Visually Impaired Preschool Services (VIPS) to develop Line Lofts, an affordable senior living community that prioritizes senior residents with visual impairments. VIPS is an organization that provides early intervention for children ages birth to 3 who are blind or visually impaired, and empowers families by providing resources to build a strong foundation for children to reach their highest potential.

One-fifth of units at Line Lofts are specially designed and are reserved for seniors with visual impairments. The community offers specific features that aid visually impaired residents, including oversized elevator buttons, tactile markings and dedicated ride sharing pickup spots, as well as a park area and washing station for service animals. The community sits conveniently next to the Blue Line Rapid Transit corridor, allowing senior residents with visual impairments to easily travel throughout Downtown Indianapolis.

Creating a dedicated resource center Line Lofts is the home of the VIPS Simon and Estelle Knoble Family Resource Center, an over 6,000 square-foot center that allows VIPS to provide for Indiana’s youngest children who are blind or visually impaired and their families, and offers services such as early intervention, orientation and mobility, preschool transition assistance, advocacy training and parent events.

The VIPS Family Resource Center includes: A lending library filled with braille and tactile books especially for babies and toddlers as well as parent resources available for check out as well; An adaptive playground; A sensory room; A “Toddler Town” specifically designed to meet the curiosity and educational needs of children with visual impairments; Two activity rooms with child-size furniture, appropriate toys and technology to support children with low vision, and a place where children can be assessed; A teletherapy room; A sensory garden; and An office space for staff and storage for adaptive equipment.

Elevating the partnership through events When the community first opened in 2021, TWG held a grand opening event for the property featuring speeches, a ribbon-cutting ceremony and tours of the new property, which was attended by over 250+ residents, influencers, stakeholders and community members.

Line Lofts is an important project for the city of Indianapolis, and TWG is honored to provide a space for aging members of the community to stay in the neighborhoods they have long called home. Line Lofts aligns with the Promise Zone’s Live IndyEast goals to create affordable housing that will benefit new and existing neighbors.

TWG SUMMER 2023 INTERNSHIP PROGRAM

Completing a summer internship is a college student’s right of passage. Internships are essential to gaining hands-on, real life experience and skills that otherwise wouldn’t be taught in a classroom setting, not to mention it also helps teach students what they like to do (or don’t like!) in their field of study.

This summer, TWG welcomed eight new interns to our team, joining our departments in Construction, Development, Management and Accounting. At TWG, we don't assign busy work to our interns. Our interns are able to complete real work on real projects, operating directly with our clients and executive team members. From learning how the construction process evolves from start to finish, getting involved on the development side, and focusing on the ins and outs of property management, our interns developed a wide array of hands-on expertise.

Throughout the summer, interns have the opportunity to accomplish various projects, tasks and skills relevant to their respective departments. Here’s a few highlights from two of our interns this summer:

Our Property Management Accounting intern, Evan Smith, set out to learn more about financial statements, accounting applications in real estate, the account cycles and much more. Evan gained a variety of experience throughout his internship, including receiving a deeper understanding of real estate account applications, obtaining knowledge of how investors view properties and what’s needed for investments to grow, and recognizing how to track, send and receive financials for a project.

Liam O’Rourke, our Construction intern, was eager to learn more about the in-office, management side of construction. During the course of his internship with us, he received a Procore project management certification for courses in core tools, project management and quality and safety. He also learned about general contractor licensing, Bluebeam (our tool for examining and marking up plans and documents) and gained insight into the vast responsibilities of a construction project manager.

Overall, our interns cited our people, positive work environment and projects as reasons to recommend completing a TWG internship. From their feedback, it’s clear TWG met our interns’ expectations when they set out to join our team – to find new opportunities for growth, learn more about the day-to-day of the industry, and see firsthand what a career in TWG’s departments could truly look like once they graduate.

Thank you to all our summer 2023 interns – Grant Meinerding, Ian Knoble, Evan Smith, Evan Latham, Liam O’Rourke, Chris White, Jack Denien and Brayton Foster! TWG ANNOUNCES NEW AFFORDABLE MULTIFAMILY COMMUNITY COMING TO MISSOURI

ST. PETERS, Mo. – TWG (www.twgdev.com), a national real estate development company specializing in commercial, market rate, affordable and senior housing developments, today announces the construction of Reserve at Spencer, a $42.9 million affordable, multifamily community coming to St. Peters, Missouri. This community marks TWG’s third low-income housing tax credit (LIHTC) project in the state of Missouri.

Located at 4000 Ryleigh Reserve Lane, Reserve at Spencer will be a 192-unit, four-story property featuring one-, two- and three-bedroom layouts. Reserve at Spencer is set to be a fully affordable community with units reserved for households making less than 60% of the area median income (AMI).

“With the Reserve at Spencer community, we are thrilled to bring more affordable housing options to the city of St. Peters,” said TWG Development Director Jackson Taylor. “Addressing the national affordable housing crisis has always been part of our mission at TWG, and this community allows us to serve more residents and provide a safe, budget-friendly space for our residents to call home.”

Bond financing was also provided by the Industrial Revenue Authority (IDA) of St. Charles County. Construction for Reserve at Spencer is currently underway, and the community is expected to be completed in late 2024.

Top Lessons Learned from 16 Years of Service

At TWG, housing is what we do. We’re highly trained and experienced in all aspects of housing from start to finish, so we know a thing or two about construction, development and management. Join us as we share some of our tips and tricks that have helped us over the years.

Communication is key After finance closes for a project, consider having an official kickoff meeting with all members of your development, construction, and management teams. During this meeting, have your full team discuss the commitments that were made (financial, state agency, city/town, service provider, etc.), the budget and schedule given, and introduce the internal team and their specific roles. This is a crucial stage that can make or break a whole project, and it all boils down to communication. The development team needs to clearly communicate everything that needs to be and go into the project, thus this meeting sets a precedent on the communication plan going forward.

Building for success Every housing community is different, which means how we build each one requires agility and expertise to face any challenges. Even the best laid plans can face complications, so it's important that all stakeholders are kept informed through the life of the project. General contractors should create progress reports to keep the full team – development, ownership, lenders, investors, and more – up-to-date on the timeline of the project. Additionally, think through what kinds of changes during construction can affect the project. Time, money, weather and more all play a factor in the expected completion date. These anticipated changes should be communicated and answered timely, with a game plan in place for each possibility. Finally, think about the worksite itself. Every site is unique – even a frequently used design may have to evolve to fit the specific terrain. An experienced general contractor knows how to be agile and assess potential courses of action to ensure the project can still be delivered on-time and on-budget.

Housing is more than design While design is a critical aspect of your new housing development, community makes it a home. The intended renting demographic can inform everything from unit mix selection to the services provided. Let’s talk about senior developments, for example. Seniors tend to stay longer, and this could be their last home. There are also less people in the household, whether it’s a single person or a couple, so typically studios, one-bedrooms and two-bedrooms are best. Consider partnering with a local organization to provide supportive services for elders, use appropriate signage for those who are visually-impaired, and offer wider spaces in hallways and ramps in and out for anyone who is handicapped.

Particularly for senior developments, the greater community itself is a large aspect of what makes their housing so important. Plan for community-wide events for not just the seniors, but for their visiting families as well. Having ample community space is a great way to bolster their mental health. In particular, stock a community room with a full kitchen to fulfill their entertaining needs with their families, include a pet-friendly area so both seniors and families can bring their furry companions, and think through beneficial outdoor activities and amenities that will keep all residents fulfilled and happy.

HOW PARTNERS CAN BRING HOUSING DEVELOPMENTS TO LIFE

How partners can bring housing developments to life

Working collaboratively with local governments, municipalities, nonprofits, and surrounding communities has always been at the forefront of TWG’s process for creating housing for all. TWG has built lasting partnerships with organizations across the country in its mission to bring high-quality, affordable housing options to life.

Partnering with local governments Developing a new community is a complex process that takes time. It’s imperative to work hand-in-hand with the local government or municipality throughout the entire process so that everyone is on the same page. This streamlines processes, and can help identify any potential zoning challenges or roadblocks early on. Push back from local governments can massively hinder potential housing opportunities, therefore it’s crucial to work together and ensure all parties are aligned on project goals and priorities.

TWG also relies on the Low-Income Housing Tax Credit (LIHTC) program to fund many of its affordable housing communities, which is the largest federal program encouraging the creation of affordable rental housing for low-income households. The federal government issues tax credits to state and territorial governments, and then state housing agencies award these credits to developers, such as TWG, to complete housing projects through a competitive process.

Giving back by working with local nonprofits TWG has also worked with countless local nonprofits to cater to disadvantaged and underserved populations by providing resources and housing to better serve its communities. TWG has 100+ housing communities across the United States, most of which have partnerships with local non-profit agencies.

For example, TWG’s Line Lofts Apartments is a senior living development on the eastside of Indianapolis. The community prioritizes senior residents with visual impairments as part of a partnership between TWG and local nonprofit Visually Impaired Preschool Services (VIPS). The development has specific features that aid visually impaired residents, including oversized elevator buttons, tactile markings and dedicated ride sharing pickup spots, as well as a park area and washing station for service animals.

First Step House, a Salt Lake City-based nonprofit, serves over 1,200 individuals each year within the community to address challenges of addiction, mental health, homelessness and criminal justice involvement. This partnership will ensure that residents with disabilities receive the supportive services they need to ​​build productive, meaningful and healthy lives long-term.

Serving the needs of its communities Across the country in Seattle, TWG is currently working with the Watershed Community Development (WCD), a non-profit organization based in the neighborhood that employs long-term local staff agents leading the technical development process. WCD’s mission is to create homes and workspaces for artists, artisans, local workers and strengthen existing community bonds. The upcoming affordable housing community has dozens of local artists working on it, as well as a long list of community supporters. WCD will remain the land owner, be the non-profit sponsor, and continue community engagement work once completed, with plans to host 1,000 events in the district.
