TWG BREAKS GROUND ON $21 MILLION AFFORDABLE HOUSING PROJECT IN SOUTH PHOENIX

THE INDIANAPOLIS-BASED DEVELOPER ENTERS ARIZONA MARKET AND CONTINUES ITS COMMITMENT TO UNDERSERVED POPULATIONS

Phoenix, AZ — TWG, a real estate development company specializing in commercial, market rate, affordable and senior housing developments, today announces the start of construction of Sunland Flats in South Phoenix. This project is TWG’s first in the state of Arizona.

Located at 225 W. Sunland Ave., Sunland Flats is a new $21 million multifamily development that will bring more affordable housing options to South Phoenix and the Hispanic community. The 90-unit development will encompass five two-story buildings that equate to 110,000 square feet and feature two- and three-bedroom apartments. All units are intended for those earning 40-50% of the area median income (AMI).

Over the years, the need for affordable housing in the Metro Phoenix area has drastically increased. Phoenix Mayor Kate Gallego has made bringing more attainable housing options to the area a top priority with her Affordable Housing Plan. The area is also anticipated to grow as Valley Metro’s new South Central Extension/Downtown Hub brings light rail to the neighborhood, with a station at Central and Southern, allowing residents to conveniently travel throughout downtown Phoenix.

Governor of Arizona Doug Ducey has also prioritized the need for more affordable housing in the state. Recently, Governor Ducey signed into law a new low-income housing tax credit that could spur more than $160 million in affordable housing development. The Arizona Housing Coalition played an integral role in bringing this legislation to life and continues to advocate for safe, affordable homes for all Arizonans.

TWG commemorated the start of construction of Sunland Flats at a groundbreaking ceremony on Wednesday, August 18 at 9 a.m. MT. The project will create 150 new jobs over the 18-month construction period. Once completed in Fall 2022, Sunland Flats will also include amenities such as a clubhouse, playground, toddler area and community pool.

Through Arizona’s low-income housing tax credit (LIHTC) program, TWG was awarded a LIHTC from the Arizona Department of Housing last year to develop this project. This project was made possible with support from the City of Phoenix, including Economic Development Director Christine Mackey, and the Phoenix IDA.

ONE OF THE MOST EXCITING ASPECTS OF THE PHOENIX SOUTH CENTRAL EXTENSION OF LIGHT RAIL IS THAT IT WILL FOSTER NEW OPPORTUNITIES FOR TRANSIT-ORIENTED DEVELOPMENT, AND SPECIFICALLY NEW HOUSING OPTIONS ALONG THE ROUTE,” SAID CHRISTINE MACKAY, DIRECTOR, PHOENIX COMMUNITY AND ECONOMIC DEVELOPMENT. “SUNLAND FLATS IS THE FIRST OF WHAT WE HOPE WILL BE MANY PROJECTS PROVIDING SAFE AND AFFORDABLE HOUSING FOR OUR CITIZENS ADJACENT TO OUR SOUTH CENTRAL PUBLIC TRANSIT EXPANSION AND BETTER CONNECT THEM TO CAREER OPPORTUNITIES THROUGHOUT THE CITY.
