Welcome to TWG. With three main branches of expertise, TWG is a real estate development company specializing in commercial, market rate, affordable, and senior housing developments. TWG was formed in 2007 to develop, own, and manage housing communities in the Midwestern region. Through its related entities, TWG Development, TWG Construction, and TWG Management, TWG is able to see a development from concept to lease-up to stabilization.

TWG has completed $459 million in development, has $402 million under development/construction and has $368 million of additional projects in the pipeline. To date we have developed over 7,600 units and have an additional 2,100 units in the pipeline.


TWG Development brings over 75 years of experience to the development and finance of real estate transactions. The company was built on a foundation of providing quality affordable housing for both families and seniors. Based in Indianapolis, TWG is also heavily committed to reinvesting in the downtown core of Midwestern cities and bringing people back to downtown areas.

The TWG Development teams’ extensive experience makes it possible to see a development from concept to lease-up to stabilization. TWG Development has the ability to navigate the complex development process and find creative ways to finance affordable housing projects, projects funded with tax exempt bonds, and market rate housing.

Mixed-Use Urban Development

TWG has completed mixed-use projects in urban settings in Indianapolis, IN, Fishers, IN and Des Moines, IA. These developments include both new construction as well as historic renovations of existing buildings.

Market Rate Housing

TWG is heavily invested in market rate housing in several urban areas including Indianapolis and Des Moines. To date TWG has developed over 3,300 market rate apartments.

Tax Exempt Bond Financing

Company principals have financed several developments utilizing tax-exempt bond financing. The State of Indiana issues private activity bonds through the Indiana Finance Authority and the proceeds are utilized by TWG to construct housing developments. TWG has creatively used TIF financing as a tool to make difficult urban development projects viable.

Historic Rehabilitations

TWG specializes in historic renovations. There are several projects using historic tax credits in the TWG portfolio, successfully bringing life back to historic buildings.

Affordable Housing

From the beginning, TWG has been committed to working with local cities, state agencies, and non-profit organizations to deliver the highest quality of affordable housing to those in need.

Multi-Family Residential Construction

TWG specializes in multi-family housing construction and light commercial construction in Indiana and the surrounding Midwestern states.


TWG Management provides compliance reporting for the properties we manage to government housing agencies, project funding sources, and investors. TWG Management also prepares tenant reports and owner certifications for each specific property.

Market Rate Housing Management

TWG Management currently manages over 1,200 market rate apartments. More than 2,000 units will be added to this group in 2019 and 2020.

Affordable Housing Management

TWG started our business with two affordable housing projects in 2007. From the beginning, TWG has been committed to working with local cities, state agencies, neighborhood groups, and nonprofit organizations to deliver the highest quality of affordable housing to those in need. TWG Management currently manages 23 affordable housing projects.
