Five-story apartment project near Rotary Trail moves forward

An Indianapolis developer’s plan for a new apartment project near Rotary Trail is moving forward.

On Tuesday, the Birmingham City Council approved rezoning that would allow construction of The Tracks, a 273-unit apartment community on 4.75 acres at 2400 to 2500 First Ave. S. TWG Development LLC is the developer. Birmingham’s Fifth Dimension Architecture & Interiors is the designer on the project.

The property currently serves as the headquarters for T.E. Stevens Construction. The Stevens family owns several parcels that make up the site, which they had acquired over the last 35 years. T.E. Stevens is relocating its headquarters within Birmingham. Councilors approved rezoning the project from M-2, heavy industrial district to MU-H, mixed-use high district. Construction could begin in February or March of 2021, according to information shared at the meeting.

The project will add to several new multifamily and mixed-use developments along Rotary Trail that is serving to connect the booming Parkside District with the Lakeview area. Creature is developing “The Railway” for multifamily use nearby, and Bayer Properties has The Hardwick Building under contract with plans for a major office and retail project.
